The Sansone Group is looking to demolish the Burger King across from the Galleria and next door to the Boulevard for a 16 Floor Class A+ office building. They are looking to demolish it by the end of the year so they can have this new office building up by Q4 2021. A street-level retail space will front Brentwood Boulevard with a parking lot behind it. The office tower itself will have a 9-floor podium with 8 of those floors being parking. The facade fronting Brentwood will be all glass while the other three sides will be a parking screen. The 16th Floor will have a private terrace for tenants of the 16th Floor. Rent is $40 Per Square Foot Per Year, a cost not yet seen in the St. Louis market. The Class A+ designation is also the first of it's kind in St. Louis

You'd think for $40 sq. ft. they'd offer more than a glass box. Seriously, this design makes zero impact.
That'll add some very nice mass to that strip. Maybe that'll inspire Boulevard to kick phase two up a notch.
I was at the Galleria a couple times this past weekend and was thinking about that lot. While the design is a bit basic (not all surprising from HDA) I think it would be a nice addition. And while the architectural impact may be a bit lacking, the physical impact of this building sandwiched right up against 64/170 will be pretty big. Would be great to finally fill in the rest of that strip between Brentwood and 170.
