I looked at these back in December and was told that they would be ready for move in by July. Drove by this weekend and they are behind schedule.



Nice renderings and the rooftop swimming pool with clubhouse will be nice but the problem is that other than AG Edwards being right next to it, the building seems as if it is on an island by itself on the end of Washington and Jefferson.

That will all change in time. The old Guth Lighting building at Washington and Jefferson is slated to become lofts along with 3 or 4 other buildings right next to it. The McGowens are doing it and say the buildings will be awesome and will create a kind of grand entrance into the west loft district. I rememer them saying something about each building being a different color.

Is the old Guth building across the street -- North West of Westgate? Westgate is behind schedule, though I've been told that a January move-in is very possible. What are everyone's thoughts concerning the developement of the western edge?

Exactly. The Guth Building has been painted a light gray color, if that helps.



It looks like progress on the Westgate is moving very slowly. Has anyone purchased a unit there?

I purchased. A bit frustrating, though things are moving along. Finish work is beginning on the inside, but other things are moving slowly. Rooftop, parking garage, etc. appear to be behind.

I friend of mine has one there, and I recently just asked about it. I was like "aren't you pissed, it looks like they've done nothing." Well, apparently inside work is well on its way, and the reason the outside has that appearance is that the custom windows havn't come in yet. Not a total laggard, but having a few issues...

Wow -- looks as is if windows are finally going in...



For those of you who have been in/live in a finished McGowan project, what are your thoughts on their work?



I believe this project is part McGowan Bros. and part McGowan/Walsh.

Tons of work going on! Not quite sure what the hold up was early on, but a lot of progress has been made in the past 2 months.

That's great - I'll have to drive by and see the progress. The last time I saw it, it looked like they were adding wrought iron fencing to the parking lot.

I heard move-ins will be starting in March. Obviously the big thing is the windows, but most of the interior is complete.

When I was looking at purchasing one I was told there would be a street level retail component.

No retail to my knowledge. Not sure where there would be room. The entire 1st floor is a split level parking garage and the 2nd through 5th floors are all residential. The plan is to build a false wall behind the ground level windows and display local art. Parking will be directly behind the wall.

Who's moving in here? What are your thoughts thus far? I'm certain you are as anxious as I, as this project is long over due. The new windows look good and they have begun painting the window fronts to match the green replacement windows. Should look dress up the western edge of downtown when complete.



I can't figure out why they didn't use bricks similar to the building, when completing the parking lot to the north? Doesn't even come close to matching the building.

I hope the lack of dicussion doesn't mean everyone predicts Westgate to be a lackluster property...

No, just that there's not much going on with it.



I've been seeing the add for this place in the RFT with the graphic that says "Fastest Selling Property in St. Louis" but I keep wondering if it's ever going to open. Oh yea, and then why they keep advertising it....

Thanks for some input -- you're preaching to the choir -- it was supposed to be completed in November -- then owners received a letter stating WG would be complete by February -- obviosuly it is not. It has been 85+% sold forever, but thoise last few have been hanging around for a while. I think it will be complete by April/May.

Maybe it's personal bias, but I'm going to nominate Banker's Lofts for fastest selling. It's been 85-90 % sold reserved or under contract since I got involved almost a year ago. The key is that they've been pretty much on track since the project launched.

I wonder if McGowan Bros. will have the balls to do another rehab making for sale condos...I mean their reputation is ruined.

MistaC01, I must say I enjoy reading your posts. I don't always agree with you or appreciate your candor, but in this case, I'm with you. How McGowan Bros can perform at this level, in this market, is beyond me. Considering their competition, I'd be surprised if they ever sold another loft ...

Why do you think their rep is ruined? I think that they had some uncontollable events occur, and things were delayed. I'm happy with the work that I have seen...

Well, they are at least 6-8 months late, and in theory, people have been giving notices on their apartments and selling their homes with a move-in date in mind. I'm not aware of any uncontrollable events that would have precluded work being completed on time, but then again, its entirely possible. This notwithstanding, the delay has been unacceptable.

The McGowan Bros are different from the McGowan Walsh Company right? If I remember one of the brothers split off from the "McGowan Bros" Company to start his own company with Mr. Walsh. The McGowan Walsh projects seem pretty good, Windows Lofts turned out great and Packard seems to be a pretty cool project as well and starting to make progress. It seems like the McGowan Bros projects take forever or they sit on the property for a long time. It seems like Fashion Sq is taking along time as well as Westgate.

^You are absolutely correct about that. I think it was Kevin McGowan who spit, but I'm not sure.
