That little one-story retail building could be dynamite if someone would rehab it (provided that the 22nd Street Parkway plan is dead). That area could use a little more retail space.

That rooftop rendering is sweet! If that is legit to what will be up there, that will be a hot-spot amongst the loft elites... time will tell.

Their website is now up and running however the floor plans button does not seem to be functioning yet.

Wow, a few of the smaller units are over $200 a sq ft. Some nice floor plans though. Not sure about the location.

An automobile showroom from the 1920s is getting a recall, new owners and a makeover to join the loft development going on west of the city's central business district.



The McGowan/Walsh development group is planning 33 luxury loft condominiums for the Packard Lofts, 2201 Locust Street. The building is named for the luxury car dealership formerly housed there.



But the 32-foot tall windows on the first floor were what grabbed Pat Shannon's attention. Shannon, a general manager and co-owner of Mike Shannon's Steaks & Seafood in downtown St. Louis, will use 8,000 square feet in the building for a new restaurant.

I'm excited about this project. The Locust area has stagnated a little bit until now - a few years ago, when SJI and Bruton Stroube renovated their buildings just west of the Tap Room, I thought that more development would follow, and I'm glad that it finally is.

That's funky. It almost feels Central American, like colors you'd see on vacation in Mexico.

Honestly, I paid no attention as I snapped that photo from my car as I headed out for lunch. I don't think it's being torn down though. I'll get another look and report back unless someone else can answer the question first.

I looked on Geo St. Louis and the other building had a demolition permit in 2003.



The Packard looks great!

No problem. I really like the color scheme as well as it definitely stands out from the norm. And I think they plan on doing something similar at the G.E.W. Lofts.

MW also painted the exterior of the Windows on Washington building. I talked to the painters during that process and they said the paint was nothing special, just an exterior latex product. My concern would be how long does it last and how much will it cost the condo association to maintain over time? It does look cool though.

I ditto Loftlover's concern about long-term maintenance. Complex paint jobs can be cool, but sometime down the road somebody's gonna have to pay for the re-do.

St. Louis needs more buildings that step out of the mold like this one does. It looks great. Even buildings that don't look great have to be respected if they try to be unique like this one.
