West End Realty has announced plans to develop a site along Carroll street between 18th Street and Dolman in Lafayette Square. The $5 million project would require the site to be cleared to make way for 24 one-floor condominium units with an underground garage. An old school building constructed in 1949, which does not contribute to the Historic District, now stands on the site. The project is expected to take about 14 months to complete.



West End Realty is also the developer who recently gained control of the <A HREF="http://www.urbanstl.com/viewtopic.php?t=5">South Side National Bank</A> building at South Grand Boulevard and Gravois Road. Seven condominiums are planned for that building

This does look nice, but I can't figure out the exact location and pricing. Am I missing something?

I believe the location is 18th and Carrol. Just south of the Wireworks lofts on 18th and Park.

There's currently an old (but non-historic) school/church on the site.



It seems like developers are running out of building sites in Lafayette Square. Hopefully it will just be a matter of time before something is proposed for the vacant lots on Dolman near Chouteau.

where are the doors? They should have taken some cues from existing homes as to how to interact with the community and the street. Maybe a different angle shows how they plan to do this. But from that website's picture, it looks like it went for all the right kinds of architectural ornament to "blend in" but opted for suburban style privacy in its lay out.

I think this is the same project that was earlier called the 1710 Carroll Street Condominiums. I have merged the two threads, so look to the top of this thead for additional information, inlcuding a PDF from the city's preservation board and what concerns they had about the project.

hey, that actually looks pretty nice. Those two new pictures definitely make it look cooler. i'm guessing landscaping in the area between the sidewalk and the side of the building will help make this even nicer. St. Louis should get more like this going!

I haven't heard anything more, and the same blurb about the project

remains on the West End Realty website at: http://www.westendstl.com



The lot hasn't changed either... the old school/Salvation Army building is

still standing....

just out of curiosity - is there any parking included with this development. I don't see how they could do below ground parking with their current layout. I'm just hoping that they're not turning a nearby lot into parking ...

I'd rather see Pyramid put their effort into developing the Arcade and Metropolitan Buildings before this project.

I doubt this would take anything from the Arcade/Wright. ^600 Washington is what took that focus.

Exactally. Pyramid has two different divisions, The "Downtown" division and the "Everywhere else" division. The each run separately from the other. One division is very competent and forward thinking, and the other division builds sprawltasic crap...I'll let you figure out which is which.

Should Pyramid change the square footage and pricing since it is

400K-700K?



It probably would sell better at 200K-300K.
