The website for Eden Lofts is online... and it looks like they will soon be posting the buildings "40 unique floor plans". According to their website, they have two units reserved and one unit sold.

I went to the Eden Lofts open house yesterday, and unfortunately I have to say that they are horribly cold and depressing. Nothing a LOT of redecorating couldn't fix, but the model was very unappealing. Very cold and industrial. Industrial isn't bad, but a home should be warm and cozy. This was the farthest from cozy. As they are now, they'd make luxury prison cells! Also, the units seemed surprisingly dark despite having large windows. Only 3 our of 44 have been sold, so that should say something. I mean, if you're going to consider moving literally next door to the projects, the place should be something special. The developers are going to have to make some serious changes if they want this project to be successful.



On the other hand, the City Hospital lofts are amazing. Really really awesome, and very bright!

I have to say that the developers are making no efforts to make the outside of the building enticing either.



It's amazing how much a colorful, big, bright "Lofts coming" sign can create excitement. This building has a few gray tattered signs about the size of a handkerchief (ok, so I exaggerate a tad) that just say "Eden Lofts" in white letters.



Not to mention that there are ugly, twisted metal rods attached to the side of the building yet and graffiti at the top of the building. It truly looks depressing and haunted from the outside too. It's not the warm red brick either.



I think this building can work, but I agree that it's going to take some extra effort to bring light, life, excitement to that building.

is it me or are the per sq ft prices steep?



ex: $112000/700 >$160/sq ft ... for 700 sq feet?!



or...



$211600/1036 > $200/sq ft !!!!



that's for an arch view... which probably looks like the size of a quarter from that distance.

Last time I drove by, windows were being installed, and it looked like good progress was being made. That was about a week and a half ago.

I drove by this past weekend... looks like progress is definitely being made. I am not sure when it is scheduled for completion.... seems like it is going slower than the other numerous projects in the neighborhood.

I have always worried that Gilded Age might get themselves overextended with all the projects they are currently doing, Eden Lofts, The Georgian, Abbey on the Park, Park Ave Condos and the homes at Mississippi and Lafayette to name a few. Wonder if that is one reason the Eden Loft renovations are moving a bit slow? Hope their cash flow holds up.

Completion is mid-December.



Also, more units have sold/are under contract than listed on the Eden website.

The cash flow is holding up just fine. Eden was delayed owing to technical issues. If you think they have a lot going on, you should see what is coming down the road...

Give it another look. There are some great units and the views of the city are spectacular. Move-ins should start just after the first of the year.

Second Empire you said there is more coming from Gilded Age

Will you be able to keep the forum more up to date on upcoming projects because we all have a fondness for the Lafayette Square area. I am always excited for developments, but more so for those that reconnect neighborhoods like Laf. Square with LaSalle and Soulard and expanding northward towards downtown.

Okay, you're bound by confidentiality to secure the investments of Gilded Age and the forum should not infringe on those. I must say that Gilded Age is great with its properties, investments, and dedication to the City. We truely appreciate such a motivated and dedicated company.

I wonder if GA is working with Richard Baron? I guess we will see. May your financing continue to uphold your developments, and remain a visionary company.

I toured this place last weekend. Let em tell you one thing: some of the views from the fourth and fifth floor units in this building are amazing!! I was not expecting such a panoramic view with so many windows...you just wouldn't expect it from driving by. The views to the north and west from the northwest corner units were the best I thought. The fancy "Arch views" are pretty good but also have a nice view of the housing development next door. Looks like a really nice place...wish it were more physically tied into the great things going on five or six blocks to the south of it.

It would be nice if they could open up 18th street and re-introduce the street grid in this area near the Eden Lofts and the St. Louis Gast Haus.

I think the City is waiting to consider reopening 18th until the Truman Parkway piece north of Chouteau is completed.



I would like to see the vacated property (resulting triangle between Ameren and Truman Pkwy) across Chouteau from this historic commercial node to be considered as a possible Southside MetroLink station to serve as walkable access to both Lafayette Square and Ameren.

I ate at the Gast House last week. I gotta say, its pretty frustrating driving around at night trying to find your way around all of those closed streets. There's got to be a better way.

I was writing about the resulting "triangle" to the north of Chouteau, which will result once the Truman Parkway is completed to the 18th Street viaduct. Once Truman is completed, 18th can be vacated between Gratiot and Chouteau, as the 18th viaduct will feed into the new diagonal Truman cut-off.

Sure, the maps in the linked master plan show an open 18th Street at Chouteau, but the maps in that plan also show the Gast Haus as long gone.
