The Business Journal is reporting that a 13.3 acre tract near Kingshighway and 44 is up for sale - it's the industrial complex across from Rigazzi's on Daggett. The existing building will most likely be torn down for a new mixed-use development, the exact makeup of which is still unknown. The article says that the parcel could accomodate up to 500 units of housing.
I saw a plan for this site a few years ago that included lofts above retail in the existing building across from Rigazzi's, a several buildings of townhouses, and new single-family homes. The plan was very dense and looked great. Extensive sitework is necessary to get this site ready for residential, so I hope the seller's asking price doesn't prevent the property from being redeveloped soon.
This sounds like it could potentially be a very cool area. They could really try to do something with the Kingshighway bridge and the area underneath it. The bridge and the traffic in that area is such a mess. I'd love to see it a little more coherant. Since there is so much going on in the hill, and even along the stretch of Shaw right there. There's a coffee house, a deli, and a pizzeria. Then there's Rigazzis.
The potential for the site is pretty high. If we had our transit funding plans setup we could be looking at something like this:

I hope they don't tear down the old warehouses. Unless the buildings proposed are better than what currently exists, I really hope they opt to rehab. I could see some in stl advocate tearing them down for crappy vinyl sided "townhouses", which would be my nightmare.

I agree. However, there is a lot of vinyl on the Hill and you know, it looks fine because people put a lot of effort into maintaining their yards and homes.

I'd like to see something tall--a few stories taller than the bridge at its highest point. From the bridge there's a great view DT. I'd like to see a developer capitalize on that.
Also, I'd like to see the old walkways on the bridge reopened, cleaned upa and well-lit as part of the pan.

All great ideas. One might even hope that such a tall building could have a variety of benefits. If a new structure adjacent to the viaduct were at least as tall as the viaduct, then you could place a park on the top level of the building, which would be at Kingshighway street level. If the building were taller than the viaduct you could design a building with street level retail both on Daggett and Kingshighway. So many possibilities.

Per the Business Journal the 13 acre site is being purchased for $15.9M and can accomodate 500+ residential units (one more reason the UPR line should be used for Metro expansion - TOD density!, but that's really another thread).
The story also mentions a 26 acre parcel at I-44/Hampton currently owned by the city and used by the streets department that they would like to open to development.

The real estate agent specifically mentioned the opportunity for a dense development. It's one of the few places with great access to the Hill and Tower Grove Park/Botanical Garden that could have a mid-rise/high-density development. You're close to Forest Park/BJC/WU and have great access to I-44 and I-64.

A bit off topic, but does anyone know if the section of the Kingshighway viaduct that runs along this property is still needed? If not then I would think tearing it down would give the site better visibility from the street.

No!!! I think the old rusty viaduct is full of character. I believe the metal sheds on either side of the viaduct were streetcar platforms, but I'm not sure.

^You'll be able to enjoy for a while longer, but that is on the City's list of priority bridge replacements. There's no funding committed yet. I doubt the view will change because of the clearance needed to cross the Union Pacific line.
