Has anyone heard news on the redevelopment of the Days Inn?

Regarding the Days Inn Apartments, there has been a Missouri limited partnership formed (Washington Avenue Apartments, L.P.) and a plan for redevelopment titled "1133 Washington TIF Redevelopment Plan" dated April 30, 2004. This was only a month after the St. Louis Post-Dispatch reported <A HREF="http://www.stltoday.com/stltoday/busine ... eveloper's vision for Day's Inn is an apartment building</A> on March 30, 2004.
That article reported that developer Bill Bruce was buying the Day's Inn at 1133 Washington Avenue and had proposed to give it a whole new exterior and turn the inside into 126 apartments at a cost of about $12 million. The apartments would range in price from $500 to $700 a month.
The article also mentioned that a pizza parlor in the lobby would stay, but if he was talking about Rocky's Subs and Pizza, I drove by there the other day and they had a sign in the door asking visitors to visit their Fenton location.
There was an anticipated $1 million in tax-increment financing from the city to be used for this project, and it looks like an amount not to exceed $1.1 million plus issuance costs in Tax Increment Revenue Notes were discussed/passed(?) in early 2004.
Other than that, no news. Someone might want to give developer Bill Bruce a call or check in with Architect Joe Klitzing of Klitzing Welsch Associates at: 314-772-8073. Bruce and partners have taken on redeveloping the old Welsh baby-carriage factory, the Warehouse of Fixtures complex, and the Vanguard Lofts. Joe Klitzing of Klitzing Welsch Associates was the architect who drew up plans for the International Blues Museum and Hall of Fame proposed for Lacledes Landing.

I can't wait for those old dingy curtains to be taken down from the windows. I don't understand why it's taking so long for any definite moves on the Days Inn building. I would think that that Days Inn property is in a prime location, but maybe it's a difficult rehab.
Does anybody know if the current facade will be taken off. I had heard somewhere that the current tan facade is actually just a covering over brick and it should be stripped off. I sure hope this is true, because it is ugly and does not match at all the neighborhood.

The tough part is remaking the exterior. A plan by architect Joe Klitzing calls for putting a wood-paneled skin on the brick exterior and replacing the windows with aluminum frames and mirrored panes. "It is a contemporary European design."

Anybody know anything about this project? I had heard that someone bought the building (obviously it's not a Days Inn anymore... the sign has long been gone, as has, sadly, Rocky's Pizza & Subs) and was going to resurface it and completely renovate it into condos. Granted, I would not moved downtown to get a condo, but this is an eyesore from the window of my loft.

I say tear it down too. The place is a dump and will not fit in with the beautiful buildings on Wash Ave.
I went down there today to take pictures of the Lucas Lofts building and that Days Inn place is disgusting. I walked through the outside foyer and there were dead birds, old clothes, trash, etc all over the place.
The realtor for the Lucas Lofts told me that the building is going to be redeveloped and that there will be a "plush courtyard" between the Lucas Lofts building and the current Days Inn building.
I'll try to get more info out of her this week.

I think that if the new Days Inn looks as good as people who've seen the renderings say it will, it will be an asset to the neighborhood.
The Days Inn and Kwame's <A HREF="http://www.urbanstl.com/viewtopic.php?t=844">new building at Tucker and Washington</A> will add a nice contrast to the historic buildings in the loft district.

I wish they would show the Days Inn renderings, so everyone can relax. Also, have renderings been shown for Kwame's new building? I am looking forward to some new construction down there and can't wait to see what they have in mind.

This is just pure speculation on my part, but I think some article may have planted the seed:
Do you think the Days Inn is trying to get on the National Register, so they can qualify for tax credits? Personally, I don't find much historically or architecturally significant about the building, but my knowledge is superficial...
I wouold guess that if this is the case, they may be stretching it a bit, and may be getting some long looks...
For those who would point to fourth and Broadway, IMO the Neo-Brutalist sentry has much more to offer in the way of aesthetics...and thats saying something!

With all the vacant parcels downtown, there's absolutely no reason to tear down existing buildings, ugly or not. We don't need another parking lot or "urban plaza". Increasing built density should be the main goal of downtown. Let's face it, St. Louis is no boomtown-- a new building in place of the Days Inn would take years and a proposal isn't even certain. One block north of Washington is a sea of unsightly surface parking lots. That should be the focus of new developments.

I don't disagree with you, but if a developer were to use that very prominent location for something other than a garage or plaza (and I'm not sure why those are the only options in your mind) like say, a park east tower, or 4545 lindell sort of project, then by all means, I wouldn't blink at the loss of the days inn. And I also think that this is the kind of corner that might draw such a project. However, without such a gauruntee, I'll wait for the renderings before throwing it on the scrap heap.

That was my point...except I like to think I spell better.
Personally, I think that new construction is where we need to be turning out attention (as a city, not a forum). I do like how up and down Wash Av is this very historic section of town with old loft buildings lining the streets for 20 blocks. So if new construction were to go in, I'd hope that it would stay consistent with the street. But I've also heard about the building beneath the Days Inn facade which wouldn't be so bad.
I'll also admit to not having seen any renderings, which could change my mind.

I have been told that a developer was supposed to close on the Days Inn building this month and that it will be a rental building.

According to the Downtown Partnership Progress Report the Former Days Inn building will be a $12 Million development by Landmark Capital LLC into 100 apartments. Construction is scheduled to begin this fall.

This is from the Downtown St. Louis Partnership:
Interior demolition is expected to start in October on the former Days Inn building at the NE corner of Washington and Tucker. Interior walls are being removed and actual renovation/construction is scheduled for next Spring.
