Bel-Ridge approves $90 million development

North Side Journal

05/10/2006

A $90 million development in Bel-Ridge is on track to change the face of the northern half of the village.

Bel-Ridge Board of Trustees Chairman Patricia Snider said the board chose Clayco Realty Group to redevelop 78 acres north of Natural Bridge Road and extending to the northern and eastern village limits.

The board authorized tax increment financing to provide $22 million to aid the project.

The developer would construct 600,000 square feet of store space and 125,000 square feet of office and warehouse space. Construction would begin in 2008 and encompass residential and commercial property.

So the little city is making use of its location more at two highway that connect to all the others, and an airport. How could they have been skipped earlier?

Sometimes I wonder what white flight did to places because I expected this little place with such a close and more dominant location [for our auto culture transportation sources (includes airplanes which rely on gasoline too)] over Earth City or Metro East or St. Peters for light industrial warehouses. It has an even better location than Maryland Heights & its Westport Industrial area.

On the other hand it is great to see a refreshed era of development or redevelopment for our inner suburbs and Post WWII 'burbs which have not seen much development since the 1960s.

Will this project replace those dilapadated strip malls on the north side of Natural Bridge east of 170? I used to drive down that road to work at UMSL and that's a really depressing little area until you hit Bel-Nor and the university. Not to mention the traffic cops like to catch drivers when it drops to 30 all of a sudden.
