Robert Wood Realty Company has just closed on the five-story Adler Frame building. Plans are to convert the building into 32 condominiums adding to other residential projects in the area around 20th Street and Washington Avenue.



Robert Wood has acquired several buldings in this area over the last few and has proposed a new downtown loft district, possibly called the Downtown West Loft District.



Other residential developments in this area include the highly successful lofts at 2020 Washington (former Sporting News Building), Majestic Stove Lofts at 2004 Delmar Boulevard, and WestGate Lofts at 2323 Locust Street.

I was actually about to start a thread asking the status of the project so this is great to hear. I hope they keep the old neon sign.

I meant to post this last week. I drove by this building and not sure if they were pressure washing or what (nothing was going on when I drove by), but they had a lot of the building covered in plastic... including this sign. It looks like the sign might stay if that was any indication. Why leave it on the building and protect it from what they were doing if it was going to come off.

I noticed that too. There's also a sign up promoting the Majestic Stove Lofts, so I guess this whole thing is moving forward!

they've got construction going on during the week and even on the weekends. looks like they're trying to really get this project going.

pulling into my lot this evening i saw two guys installing a sign for adler lofts (across from 2020 / sporting news). i snapped some phone pics and will try to drop them in here. it seems that they'll probably be keeping the adler sign on the building, as it's part of the logo used in this announcement.



can someone tell me if these images are viewable? i've never done this particular thing before. thanks.

Looks like the prices range between $130,000 and $325,000.

I have been watching prices closely within the loft district and I'll just say this. If he sells these for what he is asking, awesome! But seems to me for what the standard finishes are and the location, that he may be a bit ambitious in his initial pricing. But I am very happy to see this part of downtown continuing to grow.

Each time I drive through there, I look at all the empty lots and can only hope this area really takes off and we see a wave of new buldings filling up the district. One can only imagine.

there was some concern earlier on this post of adler getting the prices they started out listing. word is they've gotten 20 reservations in the past two weeks (out of 32 lofts). also word is they've raised the prices of those still available.

Here is a photo I took the other day looking north on 21st Street.



Speaking of 21st Street... Steve Patterson has reviewed the site plan for the Adler Lofts. He comments on the effects of closing 21st Street adjacent to the Adler Lofts and combining it with a small parcel to the west for a parking lot. He also brings attention to the fact that the one story section of that building, which logically should be renovated for retail space, will become covered parking.

looks like they're clearing the west lot for paving today... nice to see this project progressing. can't wait to get some new neighbors and hopefully a new restaurant beneath the lofts.

Drove by this yesterday and they have made a lot of progress. New windows are in everywhere and they are BIG.

Any word on how this is progressing? It seems as if they are coming along very quietly. All of the new windows have been installed and it looks like some units have had substantial progress made in them.

nice to see the sign on... i love these old neon lights. you can kinda of see the new windows and paint job on the edge lofts in the background also. thankfully they went away from the ugly pink color that was on it.

I think a 1 bed would be from 135K as per the sign. I doubt they will construct any studios in that building, seeing they can construct a small 1 bed for almost the same cost.

WEISZ WRITES: Todd Weisz, the exec chef and partner whom Lester Miller brought in to help him open the new Busch's Grove, and who left the restaurant last spring, has resurfaced. He has been busy building a new restaurant at 20th Street and Washington Avenue in the historic Adler Frame building. Weisz's partners in the project are developer Bob Wood and builder Vaughn Prost. Dominic Gasparoly of GW Design in NYC — the same designer who fashioned Busch's Grove — is designing the new "upscale American-bistro style restaurant." Weisz expects his new venture to open in late September
