Developer: Robert Wood Realty Company



It was reported today by Rick Desloge of the St. Louis Business Journal that Bob Wood of Robert Wood Realty Company is about to move forward with a $25 million conversion of the Majestic Stove building at Delmar Boulevard and 20th Street. The redevelopment calls for 120 loft apartments. The development includes three buildings and two parking lots that will take up nearly a full city block.



This area around 20th Street is really starting to gain momentum

Great looking old building!! I sure hope this project stimulates new market rate housing in the surrounding area. West Loft District is coming along.

That whole cluster of buildings between Washington and Delmar (north of the Sporting News Building) is pretty amazing. These Robert Wood redevelopment projects will be a nice reward for the people who bought units in the Sporting News Building when it was the only loft development in that general area. Taking a calculated risk can really pay off!

Majestic Stove Loft Apartments now has a web site: http://www.majesticstovelofts.com/. It's just an opening page w/ no info, but it's nice to see an actual logo and presence. There were three fire trucks there yesterday just after work. I stopped by and asked what was up. One fireman said there was smoke coming out of the windows from sandblasting, and someone called the department. They left soon after I talked w/ them.

If that's ivy in the picture, I really hope they keep that. I love ivy, I think it gives such character to a building. I know it's not a college campus, but I still think it looks cool on a buiding like that.

Here is another pictrure of the Majestic Stove Building. It looks like work has started on this already as well. I don't see how they would keep the ivy on this building since it needs an aweful lot of tuckpointing and cleaning. You never know...

Ground Breaking was last Friday. That Ivy does look cool, but I agree, it probably has to come off for tuckpointing. Maybe they will try to save money and just leave it there.

as my loft looks out on the majestic stove building, i can testify that they're working on that thing all the time. i snapped a pic from the 2020 parking lot to show how much the building's color is changing w/ the heavy-duty cleaning they're doing. hope you can see it in the pic i'm trying to post here.

are you talking about the street-level area shown in the picture i failed to post correctly? if so, i believe that will be underground parking for adler lofts. the street-level retail mentioned at the adler site is directly west of that, under the adler sign. you can view it at 'site plan' here: http://www.adlerlofts.com/floorplans.php#.

Are they going to have parking facing Washington? That doesn't sound like a very good idea. that would detract from the vibrancy of the area and create a dead space on the street.

man..... for every cool developer there seem to be ten developers with their heads up their arses. How myopic can this developer be? How stupid can the city be to even think of allowing this? The street is part of the public realm, it's every St. Louisans' right to be able to drive and or walk down the street, regardless of whether they own or rent a loft in that building or just happen to be strolling by. These are not the suburbs. If you want parking that goes right up to your front door go out to a subdivision, don't force suburban retrofits on the city. It's not only a question of destroying the urban fabric on that block, it's about issues of civic engagement and private vs. public ownership. It is a public right of way, which allows St. Louisans of all stripes access through that area. Would we allow a developer to take a piece of a park just because it was more convenient for them? Even if the street isn't well trafficked today, that does not mean it will not be well trafficked in 20 years. I hope people are organizing and writing letters, because this will have set an alarming precedent downtown if it is allowed to go forward.



edit: Of course, not to completely condemn the developer or this project, since it is trying to make things more affordable downtown. But the entire concept of privatizing the street is so antithetical to great urbanism, that the affordability brownie points are completely canceled out.

I drove by there last night and the street is closed off. There is a chain link fence blocking it so I don't think you could even walk down it. Personally, I don't like it because that street is my shortcut to the TapRoom :evil:



I don't like this trend of closing streets to the public. First the Olive downtown by the Federal Reserve, now this(I guess that's not a trend). I live by the 14th street mall so I don't like the idea of closing streets to cars. It kills the flow of the area.



On the other hand, that area around the Tap Room will be cool when it's finally rehabbed. Finally the Tap Room will no longer be an island of prosperity in downtown west.
