If they allow building 7 to be torn down for ANY reason, I will move out of the city. I'm on shpilkes over this (Yiddish for nervous).

I don't think we have to worry too much over building 7 anymore. It sounds like it will be renovated by the Gill's or someone else. Bank of America would probably rather sell the building, than give it away for nothing. I have faith that it will be saved.

Today's print edition of the St. Louis Business Journal has a front page story on how Bank of America has sold the last three buildings (7,8, and 9) in the Cupples complexe to McGowan Walsh.

The article indicates that the firm is looking into a mixed use development (office, retail, and residental) however McGowan Walsh is particularly interested in developing commercial or office uses for the site.



My reation to the development is that yes it is positive for downtown, but what is most positive is that the developers are looking to add office or commercial to downtown, which is something that has been lacking.

The remaining boarded-up brick buildings at Cupples Station finally have a new owner. McGowan|Walsh Historic Renovators has the last three available buildings of the nine-building Cupples Station complex near Busch Stadium under contract from owner Bank of America. The listing price was $6.3 million for the three buildings on approximately 3.5 acres. McGowan|Walsh, made up of founders Kevin McGowan and Nat Walsh, is now putting together the financing. "Bank of America is interested in financing the deal. We'll be going to the market on the financing very soon," McGowan said.

I was inside Cupples 7, 8, & 9 on Friday. They are going to try to save #7, but BoA really dropped the ball in preserving it. The water tank on the roof that fed the gravity sprinkler system crashed through all the way to the first floor and it's been open to the elements for quite some time. The damage is extensive, and the mold is over powering. The structural walls did seem to be in good shape, and the "building-within-a-building" concept was mentioned. We'll just have to wait and see what the developer can salvage.



I was only able to stand going inside the front door of #7 and snapping a few shots.

That is #9.



Warehouses 7,8,&9 are the three on the south side of Spruce between 11th & 9th. 7 is on the southeast corner of 11th & Spruce. That ugly concrete parking garage is directly behind it.

Thats really good news about Cupples number 7. I park in that ugly garage every day and damn near every morning I say a little prayer that the building will get renovated ... look slike I'll get my wish.



Does anybody know what is planned for the vacant lot adjacent to the building Clayco is currently renovating (the lot is in between the on ramp and the renovated building)? I assume it will be truned into parking or a court yard of some sort - but if someone with vision ever built a building of equal height to the rest of the street front .. that stretch of strteet running into the entrance to the new stadium would be really impressive. As much as I look forward to the new ballpark village, I can see Cupples station turning into the real "wrigleyville" of St. Louis ..

The Ballpark lofts are a McGowan/Walsh project. They are the Cupples station buildings 7,8,& 9 listed under the McGowan / Walsh website under new developments. They had a rendering of one of them at the last fall loft tour, although they don't have any sales information on them at this time. Check <a href="http://mcgowanwalsh.com/developments.html">mcgowan walsh website</a>

This was reported today by <A HREF="http://www.stltoday.com/stltoday/busine ... nt">Martin Van Der Werf</A> of the St. Louis Post-Dispatch.



McGowan/Walsh recently closed on the last three former warehouses in the Cupples Station complex and plans to renovate them into a combination of offices, condos and stores.



The following was taken from the McGowan|Walsh website (http://www.mcgowanwalsh.com). It looks like only buildings 8 & 9 will include residential loft condos for a combined total of 168 units.

The St. Louis Business Journal reported today that McGowan|Walsh are moving forward with the $86 million Cupples Station development. Initial intentions were to have 30 percent retail and commercial with the remaining 70 percent residential, but McGowan has said that commercial interest has been very strong and these buildings could become all commercial.

Kevin McGowan and Nat Walsh of McGowan|Walsh Historic Renovators are moving forward with an $86 million plan to rehab the remaining three undeveloped buildings in Cupples Station, downtown's former warehouse district.



McGowan|Walsh closed Nov. 15 on the three buildings, which are located southwest of the new Cardinals stadium, paying nearly $6.28 million to previous owner Bank of America. The buildings, Nos. 7, 8 and 9, are in the 900 and 1000 blocks of Spruce Street and total 483,000 square feet.

Good news for the office market downtown. Conrad has a committment for 40,000 sq. ft., and McGowan|Walsh have 100,000 sq. ft of committments for office tenants. Cupples Station should have a nice mix of everything when it is all finished, hopefully with new construction infilling also.

They already have way too many they're trying to sell now. These, the Windows Lofts, the Packard Lofts, and Motor Lofts. I think they have a tendency to bring things to market a little too early. As an example, my friend reserved a unit in Packard and a few weeks later they called him and cancelled his reservation because they had changed around the floorplan and his unit was essentially half of what it was before. They admited they released info too early and were changing things around for the Fall Housing tour.



As a conclusion to the story my friend reserved at Dorsa and has had no problems.
