Anyone know anything going on at this building? I believe it is rental lofts, possibly low rent and I heard that ownership has been transferred to David Jump and that he may keep them rentals but plans to raise the rates. Anyone else heard anything new or different?

I know several artists who have studios in that building. They all keep looking over their shoulders waiting for Jump to kick them out to develop lofts, but so far nothing. But then, Jump never actually develops anything, does he?

I was told by a reliable source that Pyramid now owns this building. Framer, if this is true, you were right on the money.

Well, somebody owns or is about to, as a friend observed a group of official looking people with tape measures, clipboards, etc., etc. out in front of this building this morning. They were documenting, measuring, checking out the front of the building and then headed inside. Could be nothing but would love to know what is going on with this property.

It is true, Pyramid does own the building. They are analyzing different projects to determine the next project after Dorsa. I thought it was going to be the Arcade Building, but apparently that may not be the case now.

The Pyramid sales office told me this one may going into rehab phase within the next two months. It should be open for inspection on the next loft tour (spring?).

There's a Grand Opening this Thursday per the Alive Magazine newsletter. Says it will be complete in Early '08.

Not very. A friend who lives in the University Lofts saw it from her place. I believe it was around the 5th or 6th floor. Some smoke, a few firetrucks, EMTs, etc. Not big enough to make the newspaper, though.

he Pyramid Companies announced their most recent undertaking in downtown St. Louis--The Leather Trades Lofts. The new condominium project is located at 1600-10 Locust Street will be complete in September of 2008.



The project, originally designed by Albert Bartleton Groves, is an historic renovation of an eight-story warehouse into 59 contemporary condominiums. The units range from 1,100 to 2,000 square feet with pricing starting at $180,000 to just over $300,000. Interior parking, additional storage, fitness room and a rooftop common deck are just part of the outstanding amenity package.



The building will include two first-floor retail spaces containing approximately 2,900 total square feet. Two professionally-designed lobbies - one on the north side of the building and the other on the southwest - will enhance the retail entry and tenant's access to the rooftop common space.

This looks like a typical Pyramid renovation (large units, lower price/sqft than most developers with a little less in the way of standard finishes) with a few major differences:



Wood flooring, carpet in the bedrooms, and concrete pillars (as opposed to wood).



This should be a very neat building that's affordable to many.

I should clarify - This should be a very neat building with large floorplans that are more affordable than penthouses.



I said it has a lower price/sqft higher in the post ... down around 150/sqft on the lower floors. Pyramid is basically the only company downtown that's offering lofts with square footage over 1500 that aren't really high up (and thus high priced) and/or aren't penthouses (and thus high priced).



278K for almost 2000 sqft downtown isn't a lot for that size. That's actually down at 140/sqft.



It's a question of what you're getting for the money. Would you rather have a 30 inch TV for $1500, or a 60 inch for $2000? If you only have 1500, then the answer is easy. But if you have 2000, you get A LOT more bang for your buck. The bigger tv costs more, but is a better value.



Now, with buildings, finish and location are part of the value. But I'm leaving that out for now.
