The Ludwig is a great building. I remember when it was up for sale in the late 1990's for something like $200,000. It was eventually sold up and among the first proposed loft buildings. As you can see, nothing ever happened... almost wish I had the extra $200,000 at the time! I have been looking for progress on this building ever since, but nothing. I hope it does finally get renovated.

Don't worry about the Ludwig Aeolian. Pyramid owns it and is waiting until after they start the Arcade/Wright project before financing its renovation.

Well it is summer '06 now and this building still is untouched. everytime I walk to the market I look at this eyesore and hope that something gets done with it.



I havent found any info on the development of this building that is newer than 1 year old, and even that info just says, something will be done with it soon.



Anybody have any insight as to the plans/timelines are for this crumbling mess?

Pyramid has a lot of irons in the fire these days. I worry about that.



They own the Arcade, they own (or will soon own) the Jefferson Arms, the former Stix Baer & Fuller store, and Saint Louis Centre. (And that's merely the beginning of what they own just in downtown.) I know they're still working on getting financing for the transformation of the Centre and SBF/Dillard's into 600 Washington.



With all that on their plate, I really wonder what their timeline is for the Ludwig Building. It's unfortunate that this building has been neglected for so long. Also, it's in the heart of an increasingly hot area, so hopefully we'll see some progress soon.

Pyramid does not own this building. You may be confused by the Pyramid Architects sign that was posted on it for a number of years. It is owned by Loftworks (Craig Heller's company) - who incidentially, also has a lot of coals in the fire right now.

nmeh, my bad, thanks for the correction. You're right- Loftworks has its share of projects on its platter- I just hope they don't wait much longer to move on this one.



I always liked the building from the outside, but I never realized how beautiful the ground floor space is. I especially like the central staircase and mezzanine, and I think the possibilities for that space are endless.

According to today’s Business Journal Loftworks plans to close on the Ludwig Lofts Buinding in August, 17 apartments will be created as well as 9,000 square feet of office space and 900 square feet of ground floor retail. Work should start by the end of the year.

I see that great display space with all the pianos and hope to god they don't turn this thing into a lobby for lofts. It would be such a phenominal waste of space. I hope any plans ensure that the first floor is for retail uses, because it would be much better for street life than just a guy in a desk buzzing people in and out.

This is one of my favorite buildings downtown as well. I think the reason as to why its still sitting awaiting rehab is that there are still a lot larger buildings to be done. It will be an aweseme building whenever it does get complete though.

Ludwig Partners LLC won $476,000 in Brownfield Redevelopment tax credits to renovate Ludwig Lofts into a mixed-use development, Missouri Gov. Matt Blunt said Wednesday.



Ludwig Lofts, located at 1004 and 1006 Olive St., will be turned into restaurant, retail, commercial and residential space. The project is expected to create 55 new jobs, according to a release.



The Brownfield Redevelopment Program provides financial incentives for the redevelopment of commercial/industrial sites that are contaminated with hazardous substances and have been abandoned or underutilized for at least three years, according to the Missouri Department of Economic Development.

That is a neat building. Not sure how many lofts they could fit into it though. I'm guessing just a handful. So they will probably be pretty high end.

Awesome building, with this and the syndicate being rehabbed as well as hopefully the arcade pretty soon, this will really change DT olive's presence!!!!

The article does say that the tax credits will be for 1004-1006 which would include the building to the west which is the sales office for the Syndicate building. While that is still not a substantial amount of sq footage it does make more sense. It will just be great to see that whole corner blossom.



It will be interesting to see what goes into the City Grocer space when they move. With the layout, I would presume a rest/bar.

Agreed! And I would hope that the now vacant Ambiente space will soon get leased as well. That will truly be one happening corner once all filled in.

there was some activity at this bulding the other day... it was getting a wash/cleaning. nothing major, but its a start. the pigeons were pretty upset.

I'm glad to see that this ultra-cool little building is finally getting the attention it deserves. I can't imagine that there would be much room for many condos in there, but they should make for interesting living spaces IMHO.

i fthis building ever gets renovated, it will be a huge swing for this block...right now it is one of the biggest eyesores downtown.
