Back on June 23rd it was announced on mayorslay.com that an agreement to purchase the building on the northwest corner of Tucker and Washington Avenue was pending. It looks like this building at 1209 Washington Avenue will be called The Bogen (thebogen.com). From what I can tell, the <A HREF="http://www.jacobdevelopmentgroup.com/">Jacob Development Group</A> is the developer for the property. They were also the ones behind <A HREF="http://www.urbanstl.com/viewtopic.php?t=557">The Ventana</A> at 1635 Washington.

This is the one with Gus's, owned by David Jump before...Good to get this thing going, it will really impact the entire area. If the days inn gets going that'll be quite an intersection.

I wanted to add, that we (Rosemann & Associates) are designing this project as well. There are plans to have renderings, as well as a display unit in the building prepared for the September loft tour.

citylover, i agree, this is awesome news . I can't wait for the Tucker / Washington intersection to be complete! This will do so much to help tourists and visitors to cross tucker one way or the other in a similar way in that people used to have no reason to cross skinker on delmar.

Just received word today that The Bogen Lofts (aka Lesser/Goldman Building) will consist of more than 100 one-, two- and three-bedroom residences available for purchase. 18 separate floor plans to choose from, ranging in size from 1136 square feet to 1688 square feet.



As apickett had mentioned above, a second-floor display unit will be ready for the 2005 Fall Downtown House Tour on Sept. 17-18.

And from what I hear it looks like pricing will start at $185 a square foot albeit that could change at the drop of a hat.

I saw a rendering of the rooftop patio and pool area. It is awesome. Nicest one I have seen for any development.

Just wanted to say that these lofts (from what I've been told) are scheduled for delivery in Spring of 2007. They look to be a bit bigger than the Ventana Lofts that are scheduled for delivery in 2006. I haven't seen any renderings or a model (as I'm sure those are a little off in the future), but I'll be going down the look at these shortly. I'll report back what I see.

I wanted to clarify a little confusion; we have not done any renderings for the Bogen, yet. I actually don't know if we are, but as of right now, we don't have any up. But, I'm glad to hear people are checking out the work in the windows, and I hope more will.



Right now, we have renderings for Packard Lofts, West Town Lofts (Motorparts Warehouse), West Gate Lofts and a few others in the windows.



As soon as I have more info to share, I will get it to the admin to share on here.

The rooftop rendering was right next to the Bogen stuff.



If that's the their rooftop pool then who's is it? It was VERY nice.

I think that was for the Ventana. There are some revisions to that, being completed right now, but there will be another version of that soon. I'm glad you liked it!



We've moved some stuff around over the last few days, but there are still renderings in the front window. We are actually working on a new window design, so there will be some changes to our display in the next few weeks. I'll let you all know when the display changes.

I was just wondering if anyone had any information on any plans for renovation or construction for the land on the north side of the building (looking away from Washington). Right now, I don't think those would have a very nice view, but 2 years from now ... who knows?

Supposedly the Missouri Bar & Grill just to the north of the Bogen is slated to be replaced with a parking garage for the building, with ground-level retail.



Funny how some people want views of other buildings, and others prefer empty sky...

That's a shame ... some of the lofts on the north side of the building have verandas or terraces that would be fantastic if there was a decent view ... I don't think a parking garage would cut it.

Well, I doubt the garage would be a 12 story building, but what sort of view would somebody living on a third or fourth floor really expect?

I just saw a rendering of the restored facade of the Bogan Bldg. This is gonna look great! The building looks so dirty and grungy right now, I didn't realize what a handsome building it is. I can't wait!

^Where did you see that rendering? From a visual and spacial standpoint this is one of the largest and most important buildings on Wash ave.
