Does anyone have any info about the Enchanted Lofts? The DTPR (Downtown Progress Report) says that 10 loft condos are under construction with completion expected in the fall of 2005. I assume the condos are for sale, but saw other sources saying they are rentals. I?m trying to find general info such as prices and contact info.

It was reported by the St. Louis Business Journal today that Michael Roberts has purchased this bulding from Enchanted Lofts for $2.4 million. He is planning to spend another $4.4 million renovating the building for use as rental lofts with retail on the first floor, an art gallery on the second floor and some office space on the third floor.
What will be interesting to see is what he does with the retail. It was reported not to be the traditional ground-floor storefront retail we are have been seeing developed. The St. Louis Business Journal called it a "mini-mall" with 7,500 square feet of retail.

I'm interested in seeing how the retail develops myself, seeing that not one storefront in the Board of Education Building has ever been occupied since the renovation was completed in early 2005.
Any updates on this building? Rumors, timeframes, progress, etc?

From the St. Louis Business Journal
Construction has begun on the $8.5 million renovation of a former warehouse building on Washington Avenue as the Roberts Cos.' Roberts Galerie & Lofts, the project's architect, Rosemann & Associates PC, said Wednesday.
The eight-story building will feature five retail stores on the first floor, office space on the second floor and 22 rental units on the remaining floors, according to a release. The building, which also includes underground parking, is located at 1224 Washington Ave. Construction is expected to be completed in June 2008.

Yea that is going to be a problem. For those of you who do not know the setup... It is one of those floor plans where you enter the main door and it opens up into a hallway and the 'retailers' will be on either side. Like a mall... but micro size. (Like the Arcade building)
IMO Washington needs more WINDOW front retail, not retails that is hidden inside a building. It could work by putting a single retailer in the front... but then the back would be for ______.
Rental lofts are always a good thing

Interesting. I haven't been in that building since it was the Monkey Bar (the short-lived precursor to The Cheetah) and even then, I don't remember much about it.
Nice to see the Robertses cleaning up Bill Stallings' messes.
Minuteman Press, a copystore on that block appears closed. A sign on the door asks the mailman to forward mail.
BUILDING RENOVATION TO PROVIDE RENTAL LOFTS IN ST. LOUIS
St. Louis, Mo. – Construction is underway on the $8.5 million historic renovation of Roberts Galerie & Lofts at 1224 Washington Avenue in St. Louis, Mo. Michael Roberts CEO of Roberts Companies, leads the team with general contractor Paric Corporation and Rosemann & Associates, P.C. providing architectural services.
Filling a void in the Downtown loft market, the Roberts Galerie & Lofts will offer 22 rental units. “These new lofts will have a fresh, contemporary design to attract young professionals and college students,” says Project Architect Gary Rogowski. “In many cases it will be their first place, and our team’s goal is to keep them interested in the Downtown market once they’re ready to invest.”
Another goal for Roberts Galerie & Lofts is to provide smaller retailers an opportunity to move into the thriving retail market on Washington Avenue. To accomplish this goal, Rosemann’s design enhances “The Galerie” with enclosed twelve-foot high glass corridors for an end result of five retail stores.
Having worked on over 20 historic projects in St. Louis alone, Rosemann is a leader in historic preservation design. “We are committed to providing a purpose for these buildings while sustaining the historic aesthetic the City is so proud of,” says Rosemann’s Principal Jarrett Cooper, AIA.
“These projects mean a great deal to us and our goal is to create an excitement for the end user in which they feel they’re playing a part in the revitalization of Downtown,” he says.
The mixed-use development also includes underground parking, an interior retail Galerie on the first floor and for-lease office space on the second. Floors 3-8 include a variety of loft units sized for the current market demand.
“This renovation is yet another example of the Roberts Companies strong commitment to continue their investment in our city, particularly Downtown,” says Roberts’ Jay Johnson.

I really like these plans, along with the residents and types of businesses they are trying to attract. It's a relatively small project, but it's filling a significant void by targeting the entry-level residential market and businesses just starting out, which is a great concept. Like DeBalivere said, the Roberts Bros. are doing a fine job of cleaning up the messes left behind by Mr. Stallings.

They are working there too. Have a big machine out front, blocking one or two parking spaces. Will there be any complaints about this?
This is impermanent, related to the construction and thus understandable. Permanent, nonsensical decisions can be a bit grating.ChrisInDownTown wrote:They are working there too. Have a big machine out front, blocking one or two parking spaces. Will there be any complaints about this?
